Since last week, the rules of the &#8220;eOselya&#8221; program have changed, and getting a housing loan has become even more difficult.<\/strong><\/p>\n<p> Now there are strict restrictions on square meters: for one or two people, a mortgage is only given for an apartment up to 52.5 m\u00b2.<\/p>\n<p> If there are more people in the family, they add 21 meters for each person. Also, banks now check all the housing you already have. If according to the documents you already have some area, they may simply refuse a new loan.<\/p>\n<p> The most interesting thing: IDPs receive only 4% of all loans. IDPs are only allowed to buy apartments in new buildings that are no more than three years old. Such housing is scarce and very expensive.<\/p>\n\t\t<aside class=\"shortcode-also\" data-title=\"Read also\" >\n\t\t<a href=\"https:\/\/prm.ua\/en\/money-for-nothing-will-the-new-national-cashback-program-help-ukrainians\/\">Money for nothing: will the new \u201cnational cashback\u201d program help Ukrainians?<\/a>\n\t<\/aside>\n\n<p> It seems like an affordable program, but you need a lot of money to get started. You need to pay 20% of the apartment&#8217;s cost as a down payment right away. Another 12% will go to taxes, a notary, and an appraisal of the apartment. Usually, these costs are passed on to the buyer.<\/p>\n<p> How can people who lost everything due to the war raise such a sum for a down payment? A rhetorical question.<\/p>\n<p> Military personnel also often get rejected. Banks don&#8217;t want to lend money to those serving close to the front lines because they consider it a big risk.<\/p>\n<p> Do you sense cynicism? Well, here it is: if you have a high chance of dying, then why do you need your own house? You&#8217;ll get by with a coffin. That is, defending the country there is a duty, and getting the right to your own housing is &#8220;too big a financial risk.&#8221; This is disrespect for everyone who is holding the front.<\/p>\n<p> And on top of that, since the state sometimes delays payments, apartment sellers don&#8217;t want to wait for money every month and refuse to sell housing through this program.<\/p>\n<p> In my opinion, &#8220;eOselya&#8221; helps developers sell expensive new buildings more than people who want to solve their housing problem. Teachers, doctors, and displaced people often cannot take advantage of this mortgage because of strict salary requirements. Well, because the promised four thousand dollars are not available to educators.<\/p>\n\t\t<aside class=\"shortcode-also\" data-title=\"Read also\" data-right>\n\t\t<a href=\"https:\/\/prm.ua\/en\/ukraine-risks-losing-90-billion-euros-what-is-the-reason\/\">Ukraine risks losing 90 billion euros: what is the reason?<\/a>\n\t<\/aside>\n\n<p> To buy a home for 2 million, you need to have at least 500\u2013600 thousand hryvnias in cash for the down payment, taxes, and registration.<\/p>\n<p> Where can a teacher, doctor, or mother with a child whose property is left in ruins get them? So.<\/p>\n<p> The program must become humane. It is necessary to allow the purchase of housing on the secondary market without restrictions in three years, remove the shameful &#8220;risk&#8221; restrictions for the military, and give real benefits to those who really need it, not just those who already have capital.
