How much does it cost to decorate a house in the village this summer: a complete cost calculation

In August 2025, re-registering a house in a village will cost Ukrainians not only mandatory taxes, but also additional costs for an appraiser, notary, and property registration. The amount can vary significantly depending on the value of the property and the region, and the final bill is formed after the appraisal.

As you know, in Ukraine it is impossible to sell or buy a house without a re-registration procedure. In 2025, this operation involves the payment of three main taxes:

  • profitable (5% of the value of the object, if the house has been owned for less than three years or the sale is not the first of the year),
  • military duty (another 5% of the cost – for the seller),
  • Pension Fund fee (1% of the cost – for the buyer, if the housing is not purchased for the first time and the person is not on the housing register).

The final tax amounts are determined after the property is appraised. The cost of an appraiser’s services for a house is about 1,000 UAH, and the same amount can be spent on the appraisal of a land plot if it is owned by the seller. To do this, you must provide documents proving ownership, a technical passport, and documents confirming the right to the land.

Notary services are paid separately and depend on the region. In Kyiv, the execution of a house purchase and sale agreement costs from 10,000 UAH, and the state duty is 1% of the value of the object. If a preliminary agreement is executed, it is paid additionally.

Registration of ownership is carried out through the Central Registration Center or a notary, and the amount of the fee depends on the terms of the service provision – from 302.80 UAH for 5 days to 15,140 UAH for 2 hours.

If both a house and a land plot are registered, the fee is paid separately for each object. Victims of the Chernobyl disaster of categories 1–2 and persons with disabilities of groups 1–2 are exempt from paying the fee.

Taxes and state duties can be paid in full by the buyer, or the costs can be divided in half with the seller – this issue is agreed upon by the parties themselves. In general, the cost of re-registration will depend on the cost of the object, the region, the services of specialists and the speed of the procedure.
